Level Four Landlord FAQ

Landlords may be feeling anxious around the management of their rental property during Level 4. Here are some of our most commonly asked questions by our owners, and links to where you can get the best possible information.

Q. I’M STILL TRYING TO FIND TENANTS FOR MY RENTAL. WHAT HAPPENS NOW?

A. Your listing will remain active and showcased in order for potential tenants to view and apply online for your rental. Under Level Four, in-person open homes and personal viewings are unfortunately prohibited. With the current tenants permission it may be possible to view the property remotely.

Your property manager would be able to inform you of any applications and queries that come through during lockdown.

Q. CAN I GET AN APPRAISAL FOR MY RENTAL PROPERTY?

A. It’s quite possible for appraisals to be administered remotely. Our property managers are ready to view your home via a video call with you, and even have data and statistics available to them via different digital portals to offer you a market appraisal. This can then be emailed through to you. So in case you are hoping to tenant your property, or simply need to calculate market lease for the bank, we would be happy to assist.

Q. INSPECTIONS ARE PAUSED BUT I NEED IT FOR MY INSURANCE. WHAT WOULD YOU SUGGEST I DO?

A. Physical in-person routine inspections are not allowed under Level Four. This means if any emergency maintenance is required, the property manager wont be present but qualified contractors would be able to assist and be on site.

Inspections that were suppose to take place during alert Level 4 will be rescheduled for when the alert levels allow. Our property management team keeps records for inspections that was scheduled but didn’t take place for your insurer and will pass this information on to you.

We also make sure that the inspection is rescheduled as soon as possible after health clearances for the security of your tenants, and our team.

Q. NEW OCCUPANTS WERE JUST ABOUT TO MOVE INTO MY RENTAL. WHAT HAPPENS NOW?

A. Moving to a seperate region with different Alert Levels are not allowed. Moving is solely allowed in emergency circumstances. Talk to your property manager as situations vary depending on the tenancy type.
